Most mortgage delays happen after the lender says yes. These five steps keep a file moving from the commitment letter through to funding day.
Getting approved and staying approved are two different things. Most delays happen after a lender has already said yes, in the stretch between the commitment letter and the money actually moving, and nearly all of them are avoidable. These five steps keep a mortgage file on schedule.
1. Send the whole document package at once
Files stall on missing pages far more often than on weak applications. Send everything together, identification, income and the history of your down payment, rather than in instalments as each request arrives. Our guide to mortgage pre-approval documents sets out exactly what a lender expects to see.
2. Freeze your financial position
From the day you apply to the day you collect the keys, change nothing. No financed vehicle, no new credit card, no job move, and no large deposit you cannot explain. Lenders re-verify shortly before funding, and this is where approvals quietly come undone.
3. Answer conditions the same day
An approval nearly always arrives with conditions attached: an updated pay stub, a signed page, confirmation of where a deposit came from. None of them takes long, but each one sits untouched until you act. Same-day replies are the single biggest thing within your control.
4. Make the appraisal easy
Where the lender orders an appraisal, the appointment needs access to the property. Give the brokerage a phone number that will actually be answered and let the listing agent know early. A week lost arranging entry is a week gone from your condition period.
5. Instruct your lawyer early
Closing instructions go to your lawyer or notary, who then needs time to review title, prepare the paperwork and arrange your funds. Naming them at the start, rather than the week before completion, removes the most common last-minute scramble.
Handled this way a file moves quietly in the background. If you are still choosing the mortgage itself, start with how to get the best mortgage deal, then speak to Deepinder Sidhu.
