A home completing next spring needs a rate hold that lasts that long. Deepinder Sidhu arranges new-build purchases across 30+ lenders so the approval still stands at possession.
Lacombe has been adding new housing steadily, and buying from a builder is a different exercise from buying a resale home. The contract is signed now. Possession might be eight or ten months away. Everything that can change in between is the lender's concern, and it becomes yours on closing day.
Rate holds are the first thing people get wrong. A standard pre-approval holds a rate for roughly ninety to a hundred and twenty days. A home completing next spring sits well outside that window. Some lenders offer extended holds written for new construction that reach considerably further out, and those programs are not advertised beside a posted rate. Without one, you are financing at whatever the market happens to be doing when the keys are ready.
The approval also has to survive the wait. Lenders re-verify income, credit and employment shortly before they advance the money. A job change, a new vehicle loan, or a credit card run up furnishing the house can unsettle an approval that looked finished months earlier. The rule is simple and routinely ignored: between signing and possession, change nothing.
There is one real advantage worth knowing about. First-time buyers, and buyers of newly built homes, can take a thirty year amortization on an insured mortgage instead of the usual twenty-five. It lowers the monthly payment and can be what makes the qualifying numbers work. It carries a small premium surcharge, so it is worth pricing both ways rather than assuming longer is automatically better.
None of this is difficult, but it is sequenced. The hold is arranged before the builder's contract is signed, the file is kept steady through the months of the build, and the final verification is anticipated rather than discovered. Deepinder Sidhu manages that timetable, so possession day is paperwork rather than drama and the payment budgeted for in the spring is the payment that actually arrives.

A standard pre-approval holds roughly ninety to a hundred and twenty days. Some lenders write extended holds specifically for new construction that reach considerably further. Which lenders offer them, and on what terms, is worth establishing before you sign the builder's contract.
On an insured mortgage, yes, where you are a first-time buyer or the home is newly built. The payment is lower and qualifying is easier. It adds a small amount to the insurance premium, so it is sensible to see both options priced before deciding.
You take whatever is available at that point, which may be better or worse than the rate you held. That uncertainty is the main argument for arranging a hold that reaches the completion date from the outset.
It is risky. Lenders re-verify employment shortly before funding, and a change, particularly into probation or self-employment, can unsettle the approval. Where a move is unavoidable, it should be discussed before you accept the offer.
Five percent on the first five hundred thousand dollars and ten percent on the portion above that, up to one and a half million. At or above one and a half million, twenty percent is required and the mortgage cannot be insured.
You can, and sometimes it is competitive. It is still worth comparing, because a builder's arrangement is one option rather than the market. Comparing costs nothing on a standard file.
Send Deepinder Sidhu your builder's contract and the expected completion date, and find out which lenders can hold a rate that long.
