Vancouver is one of the toughest markets in Canada to borrow in. I compare offers across more than 30 lenders, deal with the paperwork, and tell you plainly what you can afford before you start writing offers.
Prices here leave very little room for a surprise. A file that would sail through in a smaller market can stall in Vancouver over an income that is structured unusually, a strata document nobody read closely, or a down payment that arrived from overseas without the right paper trail. Most deals that fall apart do not fall apart at the offer — they fall apart three weeks later, at the lender.
That is the part I handle. I look at your income, your credit and your down payment first, tell you the number you can realistically borrow, and flag anything a lender is going to question while there is still time to fix it. If the answer is smaller than you hoped, you will hear it from me early rather than after a failed subject removal.
Buyers, people renewing, and owners refinancing all come to me for different reasons, but the request is usually the same one: tell me where I actually stand. That means comparing prime lenders against credit unions and, where a file needs it, alternative lenders — then explaining the trade-off in plain terms rather than handing you a rate sheet.

I work with buyers and homeowners across the whole city — Downtown, the West End, Kitsilano, Mount Pleasant, East and South Vancouver, Kerrisdale and the surrounding neighbourhoods — as well as the rest of Metro Vancouver. My offices are in Surrey and White Rock, but most of the process can be handled by phone, email and e-signature, so you do not need to travel unless you want to.
On a standard residential mortgage there is no fee to you. The lender that funds your mortgage pays the commission. Some files — private lending, or a situation the major lenders will not consider — do involve a broker fee, and in that case you are told the amount before any work starts.

A pre-approval is typically ready within two business days of receiving your income, identification and down-payment documents. A full approval on an accepted offer usually takes several business days, depending on how quickly the lender receives the appraisal and strata documents. Complicated income or an unusual property takes longer, and I will tell you at the outset if yours is likely to.
Yes, and it is a large part of my work. Self-employed, contract, commission and multiple-source income all need to be documented differently from a salary, and lenders vary enormously in how they assess them. There are also lenders who work with borrowers who are new to Canada and have no established credit history here.
Not without comparing it. A renewal letter is an offer, not a final rate, and the first one is rarely the best available. Signing it is the single easiest way to overpay. Send it to me before you sign and I will tell you honestly whether it is competitive — sometimes it is, and I will say so.
Lenders must confirm you could still afford the payments at a qualifying rate higher than the one you are offered. Because Vancouver prices are high, that test is usually what caps your borrowing rather than the rate itself. It is why I run your real numbers first, so the figure you shop with is the figure a lender will stand behind.
