Working in Saanich

One Municipality, Several Different Housing Markets

Saanich is the largest municipality in Greater Victoria, and it does not behave like one housing market. East Saanich — Cordova Bay, Broadmead, Gordon Head — trades on ocean proximity and larger executive homes. West Saanich — Tillicum, Gorge, Glanford, Strawberry Vale — is a more affordable, older-housing-stock entry point into the region. A budget that works in one half rarely translates cleanly to the other.

Inside those same municipal boundaries, Blenkinsop Valley still holds working farmland, and Saanich has actively managed how much of it moves in or out of the Agricultural Land Reserve — an expansion proposal at nearby Panama Flats was rejected outright by the provincial Agricultural Land Commission. Where a property borders or sits within ALR land, the same lender-narrowing considerations apply here as they would anywhere else in the province.

The University of Victoria sits near the Saanich–Oak Bay boundary close to Gordon Head, and secondary-suite demand around it is real and fairly steady. A legal, properly reported suite is read very differently by lenders than an informal one — worth setting up correctly from the outset rather than after an insurance claim goes wrong.

Saanich Mortgage Questions

What is the real price difference between East and West Saanich?

Meaningful enough that it is worth settling before you start viewing rather than during. East Saanich — Cordova Bay, Broadmead, Gordon Head, Cadboro Bay — trades on ocean proximity and larger executive homes. West Saanich — Tillicum, Gorge, Glanford, Strawberry Vale — offers a more affordable entry point with an older, more varied housing stock. Getting pre-approved before you decide which half to focus on saves viewing homes that were never realistically in reach, or underselling what you could actually afford.

I am looking at property near Blenkinsop Valley. Does that change my financing?

It can, if the property itself carries Agricultural Land Reserve status or sits on a larger parcel. ALR land is treated cautiously by residential lenders, who typically finance the house and a limited area around it rather than the full parcel — the same consideration that applies on a fully rural property. A straightforward residential lot near the valley but without ALR status is unaffected and financed normally.

Can rental income from a suite near UVic help me qualify?

Often, and student demand keeps it steadier than rental income tends to be elsewhere. Saanich requires a secondary suite to meet building and zoning requirements before it counts as legal, and lenders vary in how much of the income they will add to your application — some take a flat fifty per cent, others require a signed lease and take considerably more. Which approach suits you best depends on whether the suite is currently rented or you are buying with a tenant already in place.

Should I worry about the age of a West Saanich home?

Not as a reason to avoid it, but as a reason to look closely. A meaningful share of West Saanich housing dates from the 1960s through the 1980s, and a proper inspection plus an insurance quote confirmed during your subject period will tell you more than the listing photos do. Neither lenders nor insurers treat an older home as a problem on its own — they simply want current information rather than assumptions.

What down payment do I need in Saanich?

The standard BC tiers: five per cent of the first $500,000 and ten per cent of the balance, to a purchase price of $1.5 million, with twenty per cent required at or above that figure. West Saanich pricing keeps a fair number of purchases inside the lower tier; East Saanich less consistently so.

Can I refinance a Saanich property I already own?

Yes, subject to the standard eighty per cent conventional limit, since a refinance cannot be insured. On a rural or larger parcel near Blenkinsop Valley, expect the appraisal to take somewhat longer given thinner comparable sales.

Your offices are on the mainland. Does that add time to a Saanich purchase?

Not in my experience. A BC Ferries crossing between Tsawwassen and Swartz Bay replaces what would otherwise be a drive across town, and nothing in a mortgage file actually needs me standing in the room — documents, disclosures and signing all go by phone, email and e-signature. Where a client wants an in-person conversation, we plan around the sailing schedule; it has never held up an approval or a closing date.

Do you also cover Victoria and the rest of the region?

Yes. Victoria has its own page for the specifics of that municipality, and files from Oak Bay, Esquimalt and the rest of the Capital Regional District come through just as regularly as Saanich ones do.

Does it cost anything to use you?

Not on a standard residential mortgage — the lender who funds it pays my commission. Any file that would carry a fee gets that number confirmed with you first, before any work starts.
