A decline from one bank is not a verdict from the market. Deepinder Sidhu places files a branch turned down, with a plan for getting back to prime lending.
Plenty of people in Wetaskiwin have been told no by a bank and assumed that settled the matter. It usually does not. A branch is one lender applying one set of rules, and a decline there says very little about the thirty-odd other lenders operating in Alberta, several of which exist precisely for the files a bank will not take.
The reasons are ordinary ones. A credit score bruised during a hard stretch. A collection that was paid but still shows. Self-employment with modest declared income. A past consumer proposal. A property the bank's own policy would not fund. None of those are character defects and none of them are permanent.
Alternative lenders, the B side of the market, price for that risk. The rate sits above a bank's, often by one to two percentage points, and there is usually a lender fee as well. In exchange the assessment looks at the whole picture rather than a score on its own, and equity in the property carries more weight. That is a genuine extra cost, and it is best understood as a bridge rather than a destination.
Which is the part most often skipped. A B mortgage should arrive with a plan attached: a term short enough to revisit soon, a clear account of what needs to improve, and a timetable for moving back to prime lending once it has. Taken that way, a year or two at a higher rate buys the room to repair the file properly rather than simply paying more indefinitely.
The other thing worth saying plainly is that waiting is sometimes the better answer. Where a paid collection, a few months of clean payments or a slightly larger down payment would move a file into prime territory, that is worth considerably more than any deal available this week. Deepinder Sidhu will say so when it applies rather than arranging a mortgage for its own sake.

Where a few months of repair would change the answer, that is the advice you get.
No. A bank is a single lender applying its own policy. Credit unions, monoline lenders and alternative lenders all set different rules, and files declined at a branch are placed elsewhere routinely. The question worth answering is which lender fits, and why the decline happened.
Typically one to two percentage points above prime rates, plus a lender fee. The exact figures depend on the file. They are quoted in writing before you commit, because the only way to judge whether it is worth it is to see the real numbers.
Usually a short term, often one or two years, with the intention of returning to prime lending once the issue behind the decline has been addressed. A longer stay is sometimes right, but it should be a decision rather than a drift.
Often, yes. Refinancing is capped at eighty percent of the appraised value and cannot be insured. Where it replaces higher-cost balances with mortgage-rate borrowing the arithmetic can be compelling, and where it does not, that is worth saying plainly.
Each application creates an inquiry, and several in quick succession do read poorly. That is an argument for placing the file deliberately the first time rather than approaching lenders one after another.
Sometimes, yes. Where a few months of steady payments or a paid collection would move you into prime territory, waiting can be worth far more than the deal available today. That is part of the advice, not an afterthought.
